How to title a mobile home in Oklahoma

Manufactured homes are titled through Service Oklahoma within 2 months of a purchase, but the county comes first: taxes are paid and an OTC Form 936 is issued before a move or a transfer.

Who titles the home

Manufactured homes are on Service Oklahoma's list of vehicles that require a title.

Oklahoma requires a title to be applied for and issued within 2 months of getting ownership.

The form is Service Oklahoma 701-6, the Application for Oklahoma Certificate of Title for a Vehicle, Trailer or Manufactured Home.

Oklahoma is a title holding state: with an active lien, the lienholder holds the title, and since July 1, 2025 titles are issued electronically with limited exceptions.

Service Oklahoma lists a duplicate title fee of $11.

Taxes and the Form 936

The Oklahoma Tax Commission's key document is the Manufactured Home Certificate, OTC Form 936, completed by the county assessor and treasurer after taxes are paid.

The county treasurer collects all current and delinquent ad valorem taxes and special assessments before issuing the Form 936.

The yearly decal comes from the treasurer of the county where the home sits, after taxes are paid.

If the home is to be moved, a Service Oklahoma licensed operator charges a registration fee in place of current ad valorem tax.

Taxes before a move

Ad valorem taxes and special assessments must be paid before a move within a county, to another county or out of state.

The treasurer collects the estimated current year tax, prior years as omitted property up to three years, delinquent taxes and special assessments.

For a move, the assessor completes a Form 936, the treasurer checks for warrants and collects what is owed, marks "NTD" if nothing is due, and the release goes to the assessor of the new county.

If a home moves to another county with taxes unpaid, the original county can have a tax warrant issued there, and the sheriff can levy on the home.

Selling with the land

When a home sells with its land, the new owner gets a Form 936 from the assessor and takes it to Service Oklahoma or a licensed operator for the registration and title. No excise tax is due on that change.
