How to title a mobile home in Illinois
Illinois mobile homes carry a state title from the Secretary of State, and the county treasurer collects the yearly Mobile Home Local Services Tax. A home moved more than one mile needs the treasurer's moving permit showing that tax is paid.

Taxes before the move

The permit certifies that tax is paid for the current period and every earlier period still owed.
A taxpayer who moves a home more than one mile without the treasurer's permit commits a Class B misdemeanor, and so does a mover who has not received the permit.
The permit rule does not apply to a home moved under a court order.

The local services tax
The tax is charged per square foot, and the lowest rate, 7.5 cents, applies from the 15th year after the model year on.
Homes in their model year and the next two years pay 15 cents per square foot.
Whoever owns the home on January 1 owes that year's tax.
Owners who live in the home, hold its title, and are 65 or older or disabled pay 80 percent of the tax.
In Will County, unpaid tax draws a $25 a month penalty after the due date, up to half the tax.

Homes on land
Will County's treasurer says that since January 1, 2011, homes on privately owned lots there are assessed by the township assessor and taxed as real estate.
Will County adds that homes owned before that change stay under the Mobile Home Local Services Tax until ownership or title changes.
