Fees
Form 108-M lists $17.50 in title and processing fees for a title transaction: an $8.50 title fee and a $9.00 processing fee.
Card payments add 2.0 percent plus $0.25 per transaction.
A home that needs a new serial number plate goes through a Public Service Commission inspection and a $16.50 plate and processing fee.

Sales tax
On a new home bought from a Missouri dealer that did not collect tax, state and local sales tax is assessed on 60 percent of the purchase price when it is titled.
No sales or use tax is due on a used manufactured home, under Section 144.044 RSMo.

Homes on a permanent foundation
A home permanently attached to land becomes real property when a Manufactured Home Affixation or Severance (Form 5312-5313) is recorded with the county Recorder of Deeds and filed with DOR within 60 days.
Once DOR records a home as affixed, it issues no title and accepts no lien on that record.
To move an affixed home, the owner records a severance (Form 5313) in the county where it was affixed, with a certification by an attorney or title insurance agent, then files it with Form 108-M to get a title.
Filing affixation or severance documents costs an $8.50 certificate fee and a $9.00 processing fee.

Finding the serial number
DOR, citing the Missouri Manufactured Housing Association, says the serial number is on the left side of the front crossmember, and also on the data plate inside the home.
If the serial number cannot be found, the HUD label numbers on the rear end of the home can be sent to HUD to request it, and there may be a charge.
