How to title a mobile home in Florida
FLHSMV titles mobile homes through county tax collector offices, and a buyer must apply within 30 days of the sale. No title application is processed without a current mobile home sticker, and the state title fee is $70.
Who titles the home
FLHSMV titles mobile homes, and county tax collector offices and license plate agents handle the applications.
Mobile home titles are applied for on Form HSMV 82040 MH.
Each section of a multi section home is titled as a separate vehicle.
State law sets a $70 fee for an original certificate of title.
A $4.25 service charge applies to each application to issue, duplicate or transfer a title.
No Florida title application is processed without a current mobile home sticker, unless the home was repossessed and stays unoccupied.
FLHSMV will not issue a title until all sales or use taxes due on the transfer are paid.

Taxes and the mobile home sticker

The annual registration tax is due on every mobile home, whatever its use.
The yearly license tax is $20 for a mobile home up to 35 feet long.
The yearly license tax is $80 for a mobile home over 65 feet long.
An extra $1 surcharge goes to the Florida Mobile Home Relocation Trust Fund for homes on rented lots in parks with 10 or more lots.
The mobile home or RP sticker goes in the lower left corner of the window closest to the street or road.

Taxes and the move
An owner who does not display a mobile home or RP sticker must pay tangible personal property taxes to the tax collector instead.
The owner must tell the tax collector where the home physically sits and whether it is inside or outside a city.
An RP sticker cannot be transferred when the home is moved away from the address on its registration certificate.
Transferring ownership
After a sale, the application for the new title must be filed within 30 days.
When a licensed dealer sells the home, the dealer applies for the title in the buyer's name.
A penalty fee applies when 30 days or more pass after the title is signed over to the buyer and the home is delivered.
FLHSMV's fee schedule lists a $20.00 late title fee.
The seller must notify FLHSMV of the sale within 30 days.
A mobile home sticker cannot pass from one owner to another.

Homes on land
A home taxed as real property gets an RP sticker from the tax collector for $3.
The owner of a home permanently affixed to land they own may permanently retire the title.
To retire the title, the landowner records the required documents with the clerk of court in the county where the land is.
An RP decal must be issued to the home before its title can be retired.
There is no fee or tax collector service charge to retire a mobile home title.
A home with a retired title is conveyed by deed or real estate contract and transfers only with the land.
If a home with a retired title is to be moved off the land, the landowner must apply to FLHSMV for a new title.
The new title application needs an affidavit from the landowners and all lienholders consenting to the removal of the home.
It also needs a title insurance company certification of owners and lienholders dated within 10 days of the application.
